Birchwood Property Management, a division of Holiday Vacation Rentals, provides a wide variety of condominium association management and resort property management services, including budgeting for sound fiscal operation.
Each condominium association we manage receives a designated association manager working directly with the board of directors, and serving as the primary contact for co-owners and vendors. We also have support staff and maintenance personnel available for general assistance and property care.
Our association management contract also provides for in-house bookkeeping and accounts management. By not having to outsource these services, we are able to be more responsive to the needs of the association, have a better handle on accounts for more efficient fiscal management, and have less reliance on outside contractors.
We host a page on our website for each association we manage providing association information and documents. This allows the association to be found in search engine results and offers convenience to co-owners and investors.
We use our in-house maintenance staff whenever possible as long as quality is not sacrificed and we can do so at an equal or better rate than hiring an outside vendor. This often allows us to tend to the needs of the association more quickly than hiring an outside contractor.
For projects on which we can’t compete on price or that are beyond our expertise, we maintain partnerships with other companies, including licensed plumbing and heating, mechanical, electrical, and building contractors. We keep copies of vendor quotes and estimates and seek multiple bids per project, and by using our network of competing vendors, we are often able to get better rates for the associations we manage.
We maintain a fully staffed office during regular business hours and provide a 24/7 emergency hotline for non-life-threatening emergencies.

In addition, we specialize in real estate sales and can offer discounted listing rates for our co-owners. Our experience with the associations we manage also enables us to better assist future buyers and sellers in the transaction.
Our in-house property maintenance staff can often assist co-owners with non-association-related obligations. Our HomeWatch Program offers both interior and exterior walk-throughs on a weekly or bimonthly basis, tailored to your needs.
