Birchwood Property Management (BPM), a division of Holiday Vacation Rentals, provides estate, condominium association and resort property management services, including budgeting for sound fiscal operation. Each condominium association that we manage has a designated association manager working directly with the board of directors and serving as the primary contact for co-owners and vendors.
BPM also has a full time support staff and maintenance personnel for general assistance and property care. By not having to outsource all management and maintenance services, BPM is able to provide for better fiscal management, have less reliance on outside contractors, and be more responsive to the needs of the association. Under our association management agreement, BPM can provide in-house bookkeeping and accounts management or work closely with your CPA firm if desired.
BPM can host a website page for each association we manage providing association information and documents posted online for the convenience of Co-owners. Realtors can also access important information for purchasers when a condominium is listed for sale. Whenever possible we can use our experienced in-house maintenance staff at equal or better rates than hiring outside vendors. This often allows us to meet the maintenance needs of the association more quickly than hiring an outside contractor. Because our maintenance staff is experienced the quality of workmanship is never sacrificed.
On projects that we can’t compete on price or that are beyond our expertise, we maintain relationships with many companies, including licensed plumbing and heating, mechanical, electrical, building contractors and legal services. We obtain multiple quotes on capital projects and for seasonal service contracts, and by working closely with qualified competing vendors, are often able to get better rates for the associations we manage. Our office is staffed during regular business hours and we provide a 24/7 emergency hotline for non-life-threatening emergencies.
Birchwood Property Managements can also assist owners with non-association-related services like our winter HomeWatch Program that provides property and security checks on a weekly or bimonthly basis, tailored to individual needs.
In addition, we specialize in real estate sales and can offer competitive listing rates to co-owners wanting to sell their condominium. Our knowledge and experience with the associations we manage enables us to better assist future buyers and sellers in the transaction.
